This includes looking at recent sales, that are comparable in terms of size, quality and price. Doing this work will not only be important for your comfort level, but will also help make sure we're aligned with your lender and any appraisal or valuations that they require.

A condition is something that must be fulfilled for a buyer to move forward with an agreement, failing which your offer becomes null and void. If your offer is conditional on you selling your home and you can't sell your home, then that condition isn't fulfilled which typically results in your purchase agreement becoming null and void. The same applies with an inspection of financing condition.

There is often confusion over the difference between a deposit and the down payment. When you make an offer to purchase a home, you will need to provide a deposit within 24 hours (or per the agreement terms). Be prepared to have 3-5% of the purchase price available for that deposit.
